Luxury Beach Homes, Apartments and Villas for Sale in Guanacaste, Costa Rica

The Project is a new coastal town-type project located in the Nicoya Peninsula, Guanacaste Province, in Costa Rica. The master plan was designed to resemble a compact coastal town community with houses, shops, restaurants, small hotels and inns, pedestrian streets, plazas, parks, and recreational facilities. Despite being a closed gated-community, all elements of the Project are arranged to create a series of walkable public streets with a mixture of natural settings and the beach and ocean as the focal points. The architecture of the luxury ocean view residences, infrastructure and amenities is well adapted for outdoor living, with access to the residences and commercial spaces only by electric carts, thus motorized vehicles are absent inside the community. The objective of this design is to create a way of life that is healthy, sustainable, fulfilling, and fun, resembling the pedestrian hill towns of the Mediterranean old world, while combining much of the natural tropical setting of the area.

Costa Rica offers a wide variety of tourism service and activities, mostly related with the country`s natural diversity (beaches, rivers, mountains, cloud forests and volcanoes), and in recent years, it offers luxury tourism services catering to high-end traveler. This Project caters to these travelers seeking luxury services during their visit and luxury residences and amenities as vacation rental, with the option of a second home. For the lather, good year-round weather and political stability are requirements for a 2nd homeowner.

The master plan is comprised of 1,200 acres of rolling hills and spectacular views, surrounding two of the finest beaches in Guanacaste, which are great for swimming, paddle boarding, kayaking, boogie boarding, and snorkeling. Over 80% of the property will be set aside as a forest reserve, a spectacular tropical dry forest teaming with monkeys and other wildlife and excellent for outdoor activities, like hiking and biking.

Construction of the Project began over a decade ago, starting with basic infrastructure and initial residential units. The first units were completed and sold in 2011. Phase I of the project, which consists of 80 luxury residences developed in several neighborhoods, restaurant, beach club, small shops, and a town reception area, was completed and sold in 2017. On that same year, construction began on Phase II of the Project, which included the corresponding streets and infrastructure, an additional 80 luxury homes and flats (available for sale), a 5-star boutique hotel (already opened), convenience store, and additional shops and restaurants. All residences and amenities where design to take advantage of the spectacular ocean views, and almost every residence in the Project is set adjacent to a park or plaza. All homes and villas have concierge services, traditional Costa Rican home staff for maintenance, cleaning and cooking, and optional home rental management service for homeowners.

The master plan has the potential for additional real estate development over the next decade and will also include luxury homes, and additional restaurants, stores, a number of small inns, and one or two boutique hotels, a civic center, offices, and recreational facilities like beach clubs, playgrounds, and an equestrian center, all similarly connected by walkable streets, as the existing phases. The Project has been designed as environmentally friendly in terms of energy and resource efficiency, water usage, water treatment, storm water control, and enhancement of wildlife habitat. The project also has an extensive environmental program (forest restoration and preservation, fire control, wildlife conservation, and water and waste management), and well as community outreach and social programs.

Types of Luxury Homes and Villas for Sale

The master plan of the Project includes an abundance of plazas, parks, residences with ocean views, and a variety of amenities common for a beach town community of this nature. Given the topography of the Project and the fact that no building will have more than four stories, almost all residences will have spectacular ocean views. With over 125 residences completed or under development, the buyer can benefit from the development expertise of the Project's sponsors. There are three types of real estate products available for sale at this time.

Flats: residential units in one of the three-story buildings, which offer a variety of prime locations, ocean view options, and floor plans with livable interior and exterior spaces. The Flats are seamlessly integrated with the hub of restaurants, shops, and trails of the town community. Flats are currently under construction.
