Viareggio is one of the most popular and well-known destinations on the Versilia coast, famous for its beaches, nightlife, shopping and the traditional yearly carnival.
The city is also centrally located and easily accessible from other important Tuscan towns. Forte dei Marmi is about 15 minutes away, and in less than half an hour you can reach Pisa (22 km) and Lucca (26 km). Livorno (48 km) and Montecatini Terme (54 km) are about 45 minutes away.

The Penthouse in Viareggio is located on the top floor of an elegant building with a lift.
The property covers the entire second floor. It includes a large private foyer area of 40 square meters, where we have access to the main apartment, a storage room/study, a small apartment for the service staff and a staircase leading to a bright and panoramic multipurpose room in the attic.
The main apartment has a net saleable area of 214 square meters and features:
- a large living area with a living room and a dining room, fireplace and dual access to the more than 100 sq.m. panoramic terrace with a view of the sea;
- a large kitchen also direct has access to the terrace;
- a master bedroom, with en-suite bathroom and walk-in closet;
- a second double bedroom with a private terrace, sea view;
- a wardrobe room (convertible into a third bedroom) with a small terrace measuring 7 sq.m. and storage room;
- an additional bathroom.
From the living room, a steel staircase leads to a small loft with a bookcase and storage room, which opens up onto one of the rooms.
The large 22 sq.m. room, currently used as a storage room, could also be used as an office or study, thanks to a large arched window that lets in light from the private entrance.
The small apartment has a net saleable area of 23 square meters. It consists of kitchen, bedroom and bathroom, and is ideal for service staff.
Also in the private entrance we find a staircase that leads to the multi-purpose room, with a net saleable area of about 27 square meters, made entirely of steel and glass, very bright and with a sea view.

The net saleable area is calculated considering the interior surface area (including internal dividing walls) increased by 10% for the load-bearing walls.
The area occupied by stairs is calculated only once.
