Description
This prestigious farmhouse is on two floors for a total of 260 sqm and it is now partially renovated. On the ground floor the project includes a large entrance hall with a guest bathroom and a staircase which leads to the upper floor, a large and bright living-room with beamed ceilings and with a large and characteristic fireplace, a large kitchen prepared for central unit and oven with the access to the garden. Moreover, on the same ground floor but currently separated from the main house there is a guest house composed by an entrance hall, a living room with kitchenette, a double bedroom and a bathroom which, due to the renovation process the structure is undergoing, are easily changeable in two bedrooms and two bathrooms and linkable to the main house.

State and finishes
The farmhouse has been partially renovated: all the exposed stone facades have been sandblasted and stuccoed, the roof has been completely rebuilt, insulated and ventilated; the foundations, which were missing, have been created and the whole farmhouse has been strengthened by means of reinforced concrete beams. The floors have been dismantled and rebuilt and the radiant floor has already been installed.
Internally the 'coat' has been made, covering all the walls with natural material for thermal and sound insulation.
It has been realized the predisposition for air conditioning, for a home automation system, for suction in all the rooms, for a volumetric alarm and video surveillance system, a home cinema system in a room on the upper floor.
The electrical, water and heating systems are of the latest generation and through rainwater recycling systems and solar panels the house can be self-sufficient in all electricity, water and heating consumption.
There will be tiles in antique terracotta, typical Tuscan ceramics in the bathrooms, internal staircase covered in antique travertine.
The beams and rafters of the attics and roof are in French Oak, therefore not attackable by woodworm.
All the materials used: mortars, paints, lime, are natural: the house has been renovated following the criteria of bio-architecture.
All systems are prepared: telephone, radiant floor heating, solar panels, water degreasers, water softeners, home automation system, video surveillance and alarm system.
