And the reason is obvious once you stand on one of these rooftops: unobstructed Mediterranean views, private pools above the skyline, outdoor living spaces that function as a second home in their own right. Palma de Mallorca, Ibiza Town and Mahón in Menorca are the three poles of this market, each attracting a different profile of international buyer.
Penthouse prices in the Balearic Islands start at €400,000 for well-positioned units with partial sea views and private terrace. At the top of the market, first-line properties in Palma or Ibiza with private rooftop pools reach €6,000,000. The average sale price sits at €1,405,808. Interior floor areas range from 48 to 475 sqm, averaging 155 sqm, but terrace space often matches or exceeds the interior footprint. Bedroom count goes from 1 to 7. Orientation is the single biggest price driver: a southwest-facing terrace with unobstructed sunset views over the sea commands a clear premium. Standard features at this level include private rooftop pool, smart home systems, outdoor kitchen, underfloor heating and underground parking. New-build penthouses in Palma's waterfront developments regularly set new benchmarks for the entire archipelago.
Palma de Mallorca offers the widest choice.
