How much does an apartment cost in Costa Rica

Prices start at €330,000 for standard units in secondary locations and climb to €1,900,000 for ocean-view penthouses and high-end condominiums on the Pacific coast. The average price sits at €750,000. Floor areas range from 131 to 505 sqm, averaging 281 sqm, with bedroom counts between 1 and 6. Ocean views drive pricing more than any other single factor. A unit on an upper floor with direct Pacific views can command twice the price of an identical apartment two floors below the tree line. Gated access, 24-hour security and pool amenities are standard in newer buildings. Short-term rental yields remain attractive, and the stable legal framework means buyers face few surprises after closing.

Where to buy an apartment in Costa Rica

Escazú is the urban choice. This upscale district on the western edge of San José has international schools, private hospitals and a dense expat network, which makes it the most liquid apartment market in the country. Jacó sits two hours from the capital and delivers beach access with a rental market that rarely goes quiet. Tamarindo, in the Guanacaste province, is the established beach destination: apartment complexes with pools, surf schools at the door, and consistent demand from American renters. Santa Teresa on the Nicoya Peninsula is the market to watch, with modern apartments tucked into jungle-side developments and limited supply against rising demand. And Uvita, on the Southern Pacific coast, offers a quieter alternative for buyers who want nature, privacy and prices that have not yet caught up with the rest of the country.
