The best properties are found in pre-war buildings with four-metre ceilings, original mosaic floors, ornate façades and concierge services that have been running for decades. Demand from Latin American buyers, American investors and northern Europeans has pushed the premium segment upward. Barrio de Salamanca, Almagro, Jerónimos and Chamberí are the addresses that serious buyers watch closely. Where to buy an apartment in Madrid

Barrio de Salamanca is the benchmark. Calle Velázquez, Calle Serrano and the blocks around Plaza del Marqués de Salamanca hold the most sought-after buildings, with marble entrances, uniformed doormen and apartments that rarely appear on the open market. Jerónimos offers something rarer still: a handful of buildings facing Parque del Retiro, with views across the treetops toward Cibeles. Properties here almost never come up for sale. Almagro attracts buyers who want the prestige of the neighbourhood but prefer a quieter street and a more residential feel. Chamberí has repositioned itself over the past decade: restored early twentieth-century buildings in streets like Calle Almagro and around Plaza de Olavide now attract a sophisticated international clientele. For those open to newer construction, the northern extension of Salamanca toward Hispanoamérica delivers private terraces, underground parking and high-spec finishes at prices that still undercut the historic core.
