SALE OF PROJECT for the development of Tourist Enterprise, whose architectural project, and specialties, are approved by the Municipality of Ponta Delgada, and by the Regional Government of the Azores. This project will benefit from some partially reimbursable financial support (Community funds).

This project will be developed in a property, also called a farm, located in the parish of Rosto do Cao (Livramento), municipality of Ponta Delgada, about 3 kms from the Beaches of militias and Populo, about 5 kms from the city of Lagoa (Azores) and about 8 kms from the historic center of the city of Ponta Delgada.
This farm consists of a large mixed building with 18,240 m2 of total area, which includes an urban plot with 3,240 m2, in which is built a traditional construction/architecture villa, annex for housing (independent apartment) and on the outside there are several green areas, garden, farm with several fruit and shade trees, swimming pool with support house and ample land.

The said Tourist Resort will consist of a set of 96 beds (66 fixed and 30 convertible):
18 Double room accommodation units (equivalent to 36 fixed beds);
15 Accommodation units of type T1 (equivalent to 30 fixed beds and 30 convertible);
The accommodation units are complemented by the following facilities:
1 - Main building that includes Reception and support services, Cafeteria and living area, meeting room and laundry;
2 - Wellness center with indoor pool (heated) and outdoor pool, Sauna, Turkish Bath, vichy bath and massage space;
3 - Outdoor swimming pool for adults and children, of adequate size to the capacity of the enterprise;
4 - Caramanchao or Activity Pavilion;
5 - Parking of vehicles sized for users, visitors and employees.
6 -Treated outdoor spaces, wooded, with paths and lakes.

The Tourist Resort falls under the typology of 'Hotel', whose category is expected to be 4 stars. The hotel unit will consist of a total of 33 accommodation units.

Morphologically, the terrain has a slight slope that goes from the north end to the south in an extension of about 170 meters, and from spring to west in an extension of about 100 meters, which provides very interesting areas of visibility over the landscape: view of the sea, Serra de Agua de Pau and the city of Ponta Delgada.
The surrounding area where the intervention is included is characterized in general, by an agricultural/pastoral occupation typical of the Azores, with relevant landscape value.

The project was developed taking into account a qualified tourist exploration with low occupancy index and taking into account the morphologies characteristics of the land: slope, sea and mountain views, as well as the pre-existences built and modeling the land, namely the structure of the old greenhouses and existing tree species.

The Development will have several access routes to it, and inside it will have a road that connects the main entrance / reception to the parking lot and all complementary equipment including housing centers.
Three parking cores are also provided.

The Accommodation Units with double room typology have an entrance area with closet, access to the sanitary facility and a bedroom area with balcony / outdoor deck.

The 15 units of accommodation type T1 will fit between tree cores and landscaped proposed in order to maintain the privacy between them. These units that are implanted according to the morphology of the terrain, have a small front deck and will be accessed by treated pedestrian route.
