Charlottenburg is the district for buyers who want scale, elegance and a proper urban address. The boulevards around Savignyplatz and the streets running off Kurfürstendamm hold the city's finest residential stock, with concierge buildings and internal courtyards that feel closer to Vienna than to a typical German city. Prenzlauer Berg attracts international families and long-term residents. The neighbourhood around Kollwitzplatz has the best-preserved Wilhelminian architecture in Berlin, and prices there have risen consistently for fifteen years without a break. Mitte is for buyers who want proximity to cultural institutions, government buildings and the historical core. Ma Friedrichshain is the district that offers the sharpest upside. East of the Spree, close to the warehouse district now known as Mediaspree, it draws a younger international crowd and still prices below its western equivalents. For buyers comparing European markets, Berlin's cost per square metre is less than half of Paris or London for comparable quality, which makes it a straightforward case.
