Berlin's apartment market is one of the few in Europe where serious square footage is still within reach at premium level. 651 apartments for sale across the city reflect a demand that keeps growing, driven by buyers from London, New York, Tel Aviv and Singapore. The reasons are clear: apartments in Berlin's historic districts offer ceiling heights of four metres or more, large windows, and floor plans that rarely fall below 100 sqm even in compact configurations. The best stock sits in Charlottenburg, Prenzlauer Berg and Mitte, but Friedrichshain and Neukölln are producing serious returns for buyers who moved early. Hamburg, Munich and Frankfurt compete for German investment capital, but none of them has Berlin's international profile.

The average sits at PLN 4,059,419. Floor areas range from 61 to 196 sqm, with an average of 103 sqm and between 1 and 6 bedrooms. Floor level matters enormously here. A top-floor apartment with a south-facing balcony in a restored prewar building commands a significant premium over a ground-floor unit in the same block. Original parquet, ornamental stucco ceilings and a functioning Personenaufzug all push values up. And the fundamental point remains: Berlin is still the most affordable major European capital per square metre, which is precisely why institutional and private buyers keep arriving.

Where to buy an apartment in Berlin

Charlottenburg is the district for buyers who want scale, elegance and a proper urban address. The boulevards around Savignyplatz and the streets running off Kurfürstendamm hold the city's finest residential stock, with concierge buildings and internal courtyards that feel closer to Vienna than to a typical German city. Prenzlauer Berg attracts international families and long-term residents. The neighbourhood around Kollwitzplatz has the best-preserved Wilhelminian architecture in Berlin, and prices there have risen consistently for fifteen years without a break. Mitte is for buyers who want proximity to cultural institutions, government buildings and the historical core. Ma Friedrichshain is the district that offers the sharpest upside. East of the Spree, close to the warehouse district now known as Mediaspree, it draws a younger international crowd and still prices below its western equivalents. For buyers comparing European markets, Berlin's cost per square metre is less than half of Paris or London for comparable quality, which makes it a straightforward case.
