ОПИСАНИЕ
Magnificent Possessio is historically documented as one of the oldest farms in Mallorca and of special value in terms of water resources thanks
to its location near the emblematic Fonts Ufanes. The farm is located in one of the most beautiful valleys and close to the town of Campanet, on the old road that linked this town with Pollenca. It is 35 minutes from the airport and the centre of Palma and 15 minutes from the beaches of the north of Mallorca, in an idyllic setting in the Serra de Tramuntana, declared a World Heritage Site by UNESCO in 2011.
The land occupies some 72 hectares, including 11.5 hectares of vineyards, 20 hectares of olive groves and the rest of the mountain at a height of 372 metres.
A large part of the 2000 square metre south-facing Possessio was built during the 18th century around a central courtyard and on a hill with spectacular views over the vineyard and the natural environment. Inside the Possessio there is a protected consecrated chapel, a spectacular oil mill and other details of special historical interest.
The land for the olive grove extends up to the mountain, covering approximately 20 hectares and contains centenary olive and carob trees that are regularly harvested for the production of extra virgin olive oil.
A small herd of Dexter cattle has also been established and a perimeter wall dividing the olive grove, vineyard and game preserve has been fenced in. The rest of the land is a 40-hectare game reserve area that stretches across the mountain itself and consists of pine and oak trees, with wildlife such as goats, birds, hares and rabbits.
From 2017 to 2019 a total of 11.5 hectares of organic vineyards were planted. With the Merlot, Cabernet, Syrah, Chardonnay and other local varieties, it is expected to reach an annual production of 55,0000 litres at maturity.
The estate has 2 wells that have been drilled with a licence and permission to drill more, producing enough drinking water to supply the needs of the Hotel and the vineyards. There is a constructed reservoir (aljibe) with a capacity of 650,000 litres of water. There is also an old network of wells that date back hundreds of years and operate from natural springs.
The property is currently in the process of a reformation that respects its original configuration, which began in March 2023, with the aim of restoring its elements of heritage interest. Approval has been obtained to carry out the planning of a Rural Hotel which will consist of a total of 28 rooms, a restaurant, a bar, a gym, a small villa and a swimming pool, in addition to an area of 1,743 m2 of terraces and outdoor spaces. It is important to note that, due to recent changes in legislation, this project could be the last licence granted for a Rural Hotel in Mallorca.
In addition to the operation as a Hotel, the project offers many income opportunities in other ways, such as offering it as a Holistic Retreat or a place for celebrations and weddings, as it has a chapel within a 5 minute walk (Capilla de Sant Miquel). Gastronomic tours of the vineyards and olive trees could also be offered.
There is a space destined to the construction of a modern cellar and an oil mill to exploit the available agricultural resources and also to offer a unique and exclusive product.
