The villa market in Ibiza runs on scarcity. The island covers just 572 square kilometres, protected land limits new development sharply, and international buyers keep arriving. That combination pushes prices up year after year. Ibiza villas have a look that sets them apart: whitewashed stone, flat roofs, infinity pools facing the sea, terraces draped in bougainvillea. They are built for privacy and for light. 386 villas are currently listed for sale across the island, from the wild northern hills around Sant Joan de Labritja to the polished southern coastline near Es Cubells. Formentera sits a short boat ride away, and many buyers use their Ibiza base to explore both islands.

How much does a villa cost in Ibiza

Ibiza villa prices start at PLN 2,341,972 for inland properties with land and a pool. At the top of the market, sea-front estates between Cala Conta and Cap Martinet reach PLN 156,131,500. The average sits at PLN 23,582,097. Floor areas range from 1 to 5000 sqm, with a typical size of 465 sqm and bedroom counts between 1 and 15. Sea view is the single biggest price driver. A villa looking straight out towards Formentera can cost twice as much as a comparable property a kilometre inland. Beyond position, the detail that separates the top tier from everything else is the tourist rental licence. Licensed villas generate gross yields of 6 to 9 percent from summer rentals alone, and that income potential is fully priced into asking prices. Infinity pools, direct sea access, staff quarters and home automation are standard at the higher end.

Where to buy a villa in Ibiza

Cap Martinet is the most expensive address on the island. Contemporary architecture, close to Eivissa town but entirely secluded, with unobstructed views across the bay. Buyers here are not looking for a holiday home. They want a permanent high-end residence with every service within reach. Es Cubells draws a different crowd: those who want clifftop isolation, private sea access and a level of quiet that the south-west coast rarely offers elsewhere. Santa Eulària des Riu works well for full-time residents. The town functions all year, the expat community is large and established, and villas here tend to have larger plots than in the coastal hotspots. Ma the northern zone around Sant Miquel de Balansat and Portinatx is where buyers find the most land for their money: pine forests, stone fincas, no neighbours. And on the western coast, Cala Tarida and Cala Conta remain the benchmark for sunset-facing villas. Supply here is genuinely limited, and sellers know it.
